Fully serviced lease option ‘removes expansion barriers’

MTX, the Modern Methods of Construction building specialist, describes its new FLEX Full-Service Lease Extensions service as ‘a rapid solution to increase clinical capacity which is both flexible and accessible’.

It said: “Delivering fast, full-service lease extensions via a simple pay-as-you-grow, fixed-term monthly fee, the new product offering supports the Government’s drive to build back better. Drawing on MTX’s more than 30 years’ experience in the industry, and using the latest Modern Methods of Construction, offsite pre-fabrication allows the buildings to be delivered faster, greener, and with much less site disruption.”

Only available to the NHS, FLEX provides a full-service – from pre-construction, construction, and project management, to a fully managed service, including hard and soft FM, ‘to suit operational and financial requirements’. The use of standardised operating theatre suite and ward designs, developed with leading consultants and clinicians, means FLEX can be deployed ‘at pace’, ‘avoiding the delays often experienced during the design phase, whilst still ensuring full-compliance and no compromise on quality’.

The lease nature of FLEX by MTX means Trusts can benefit from additional clinical capacity via a monthly fee which would sit off-balance sheet, removing the delays of seeking capital funding.

David Hartley, MTX’s MD, said: “The latest figures from the NHS suggest there are more than 5.7 million people on the waiting list,  and a backlog of around 100,000 procedures each month alone. With such extreme pressure on the NHS following the strain of the Coronavirus pandemic, we need to be thinking differently about how we meet patient demand. Construction solutions need to be fast, flexible, simple, and accessible, and that’s where FLEX comes in.
